You're trying to start a server at display 0, the default, and there's
already one running there.

This should work:

xinit -- :1 &
DISPLAY=:1 xterm

You can do a 'xrdb -query' after startup, save the result and try to
reset to that result later with eg. 'xrdb -remove', 'xrdb -merge'.
