The value of the land goes UP if you have mineral rights and so get a royalty off the oil/gas pumped out of the ground. But the value of the land goes down if potable water gets contaminated. The first rise happens faster than the second decline, as is often the case with any natural resource exploitation. This applies, for example, to forests for logging, which becomes eroded and unarable land after decades of lucrative logging. Also goes for coal mining, metal mining, water drilling, you name it.
