That hasn't worked well in this area. Particularly after covid wages increased to what would have been a fairly comfortable amount but the rents and single family home prices increased faster. I think the term is 'inflation'. There are several projects to build apartment housing. I assume the construction costs are highly leveraged based on the projected future rents equivalent or higher than the current rates and demand. I've seen the act before but that time is was office space since the tax structure encouraged building commercial properties and the banks were lending for commercial ventures to increase their profits. Of course no lessons were learned. The 1999 Financial Services Modernization Act signed by Clinton ended the restrictions of the Depression Era Glass-Steagall Act. Certainly the financial industry had learned its lesson and wouldn't repeat prior mistakes. Yeah, sure. I'm not fond of kings but an enlightened ruler might not be worse than a bunch of self-serving politicians doing the will of the highest bidder.
